Tender summary
Frontenac County requires a general contractor to replace the Roof-Top Unit (RTU) and refurbish the flat roof at 250 Palace Rd, Kingston, including new membrane and flashing installation, railing and ladder removal and certified-welder repair and reinstallation, and construction of a protective barrier for the RTU against falling ice and snow.
Key requirements
- General contractor must coordinate replacement of RTU at 250 Palace Rd, Kingston and refurbishment of the flat roof
- Remove old RTU and supply and install new RTU of equal or higher capacity and performance
- Flat roof refurbishment including removal of old materials, remediation of roof deck, installation of new membrane and flashing
- Existing railing and ladder to be removed and reinstalled to allow for proper membrane installation and anchor sealing
- Railing and ladder repairs must be performed by a certified welder
- Railing and ladder to be repainted and reinstalled to current code requirements
- Install barrier or small roofed area to protect RTU from ice and snow falling from adjacent gabled roof
- All work completed to current industry best practices
- Successful proponent must ensure proper permitting is in place prior to work commencement
- All measurements to be confirmed by successful proponent prior to ordering or manufacturing replacements
- All waste to be removed and disposed of by the successful proponent
- All materials and staffing must comply with current Buy Ontario legislation and directives

- Proper permits must be secured before any work begins
- Railing and ladder repairs must be conducted by a certified welder
- Contractor must confirm all measurements prior to ordering or manufacturing replacement components
